COVID-19 Business Operations

Office Access:

All offices are by appointment only until further notice.

Our attorneys will wear a mask when working with you unless we can safely maintain a distance of six feet or more. Given the shortage of PPE, please wear your own mask to the office.

We must limit exposure to all parties so we can continue to conduct business. Do not travel to our offices if you do not have an appointment.

Denver, Kannapolis, and Fort Mill are not staffed consistently as many of our employees work remotely now.

Closings:

We will minimize the number of people in a conference room for those closings that are scheduled. Only those signing documents should attend closing.

Realtors and lenders can call in on speaker phone or FaceTime for any questions or comments during the closing.

We will not send staff to a party’s home to sign.

No offsite closings.

Earnest Money Deposits:

You can use the ZOCCAM app to deposit funds into our trust or mail those funds to:

Knipp Law Office, PLLC
8221 Village Harbor Drive
Cornelius, NC 28031

For more information on the ZOCCAM Earnest Money Deposit app, click here.

Do not use ZOCCAM for your cash to close. We cannot accept cash to close funds through this app.

Cash to Close:

Any funds due at closing in excess of $5,000.00 MUST be wired to our trust account. No other form of funds will be accepted.

DUE TO THE INCREASING AMOUNT OF WIRE FRAUD, PLEASE CONTACT OUR OFFICE TO CONFIRM THAT YOU HAVE OUR CORRECT WIRING INFORMATION PRIOR TO INITIATING ANY WIRE TRANSFERS TO OUR ACCOUNT.

Title:

We do not order title for closings that are more than 30 days out. If your lender needs title work earlier, please let us know as soon as possible so we can order title.

Commissions:

Commissions will be wired or mailed for all agents until further notice.

We do not accept wire instructions through unsecure email.

Keys:

Please coordinate when and how keys will be delivered to the buyers. Many buyers assume we have the keys when they sign. Often, that is not the case leaving them in a panic at the table trying to figure out how to get keys. Be sure to have this conversation with them before closing.
